The CK Operating Model
Every property gets a strategy, a budget, and a launch.
Underwrite
Before marketing begins, understand the asset: comparable sales, buyer demographics, competing inventory, pricing psychology, demand, likely objections, and market conditions.
Position
Determine why this property should win — brand position, buyer profile, pricing strategy, property narrative, and competitive advantages.
Build
Create the campaign: dedicated property website, professional and architectural photography, video, drone, lifestyle content, property branding, and paid digital campaigns.
Launch
A listing shouldn't simply appear online. It should launch — coordinated across MLS, social, email, digital advertising, broker outreach, database outreach, and PR.
Optimize
Marketing isn't set-and-forget. We monitor website traffic, advertising performance, buyer engagement, showing activity, broker feedback, and offer activity — then adjust.
Negotiate
Offers are not simply accepted or rejected. They are structured — price, financing, contingencies, timeline, and probability of execution, weighed against seller objectives.
Exit
Execute the transaction through closing. The final measurement isn't whether the property sold. It's what the seller walked away with.
Untraditional Marketing

There is no universal marketing formula for a $3M+ property. A waterfront residence and a downtown penthouse shouldn’t receive identical campaigns — and neither should a development opportunity, estate property, or investment asset.
